Creating Light and Space in Chingford E4

Brendan and Victoria and their two daughters loved their home in Chingford; the location was ideal. But one thing was missing – and that was space. For a couple it had been fine, but as their numbers had expanded, so they found themselves needing that all important family space – and a dash of privacy too.

Brendan regularly works from home and was struggling without his own dedicated workspace. They both longed for a ‘hub’ where the family could spend quality time together, and where the adults could enjoy evenings entertaining friends.

We created this much desired living space for Brendan and Victoria and their two girls in two stages.

An Undisturbed Sanctuary away from the Bustle of Family Life

The first stage involved building a rear dormer loft conversion. This immediately expanded the roof space, creating two rooms: a study for Brendan and a double bedroom with ensuite for the couple who would now have their own undisturbed sanctuary away from the hustle and bustle of the main family home.

Brendan’s study is bathed in natural light – so important to boost productivity – courtesy of three large Velux windows built into a new roof at the front of the house. There is plenty of space for a desk and storage and we made sure communications would be streamlined by installing all the necessary telephone and data cabling.

Awash with Light and Garden Views

The couple’s new bedroom is also awash with light thanks to beautiful French doors overlooking the garden. The ensuite shower room is naturally ventilated thanks to another window. It’s modern, executive-style décor is fresh and elegant and there is plenty of built-in storage space.

Leading up to the new floor is a graceful staircase which we took great care to ensure flowed seamlessly from what existed already.

In creating the new second floor area for Brendan and Victoria, more space was generated on the first floor for their daughters to have their own individual bedrooms, so it was delight all around.

A Living Space that Flows Beautifully

The second stage of the space-creating project involved building a ground floor rear extension. We knocked through into the newly established room from the kitchen, reinforcing with steels, to create one beautifully flowing living and dining area, perfect for family living, cosy evenings and summer soirees with friends. A separate utility room was created to maximise the space available in the kitchen area for mod-cons and storage.

Bi-fold doors drench the entire space with natural light and during the warmer months allow the family to fully open up the area and enjoy fresh air and a feeling of freedom. Roof lights allow even more light to penetrate and upright radiators provide an innovative and attractive space-saving feature.
