We will handle the whole process from drawing up architectural plans and design, to dealing with applications for planning permission (if necessary) and building regulations. Once we have building control approval then building works on your new loft conversion can be started at a time that suits you.

From this point onwards we will deal with all aspects of building works, right up until your loft conversion is ready for decoration. Our project managers will be available to answer your every call and request throughout the whole process so that you will always be in the know about what work is taking place, and any new ideas you may have can be discussed.


The Process

-Put scaffolding up where needed

-Create opening in roof for access (for the first 3-4 weeks work is carried out from outside to minimize inconvenience and dust)

-Structural steel beams that will support the new floor and dormer roof extension will be delivered by crane and then fitted.

-The new floor Joist will then be fitted and we will arrange for the building inspector to make his first visit to approve our floor construction.

-We will then go on to build the dormer.

-All internal partitions of the dormer, noggins, and insulations are carried out.

-The building inspector will then return to inspect the work and give the go ahead for us to continue.

-After this point the roofer will start his work and over the next few weeks will complete all works on new dormer, roof tiles and new gutters etc.

-Partitions of your new loft area will go up and will all be nogged.

-All walls will be insulated to meet all building control regulations.

-All windows will be fitted.

-We will break through ceiling to create a new staircase.

-The electrician will position all cables for lights and power points (discussed with you).

-New staircase will be fitted.

-All plaster boarding will be carried out

-The plasterers will then spend 2-3 days completing all of their work in this time (first floor, stairwell, and complete loft area).

-Electrician will return to fit lights and sockets.

-The flooring in your new loft area will be fitted (type of flooring will be discussed with you)

-The plumber will install shower room fittings and connect all the radiators.

-A specialist in second fix will fit the doorframes, hang the doors, fix the skirting, and fit the handrail and spindles to the new stairs.

-Fireproofing is checked

-The gutters are checked

-At the final inspection the building control officer will check all works to check that everything complies with building regulations and fire regulations.

-The loft area will now be ready for decoration.

A typical loft conversion from start to finish will take on average 6-7 weeks.
