A rear box dormer extension has created a warm and homely feeling new space in this traditional property located within a conservation area in Forest Gate.
Madeline was seeking to extend her Forest Gate home, located within a conservation area in Forest Gate, east London. She opted to extend upwards into the loft by adding a rear box dormer conversion.
Capturing a Lovely Leafy View
The property overlooked a leafy vista so it was important to make the most of what nature had gifted its owners. Two tall windows did just that, bringing plenty of light in with them as they did so. A further Velux window at the opposite end of the room added to the natural light.
The country feel of the property was borne out through the design of the new double bedroom and ensuite shower room. Solid pine floorboards were laid throughout including leading up the staircase, and pine panelled doors and furniture boosted the rustic, warm and homely feel. Mahogany was used to provide a striking complement to the stairway, with bevelled balustrades in this dark and desirable natural timber delivering a truly handsome finish.
Conservation Area Restrictions
Outside, Madeline opted for a gleaming zinc finish for the dormer. With the property being located in a conservation zone, as well as it being crucial to show respect for the aesthetics of the area and ensure everything blends in seamlessly, strict adherence to special regulations is vital. This of course is only ever an issue for those builders who are unaware of the official process involved.
Naturally, Bespoke Lofts are well versed in such conversions, so the project ran smoothly from start to finish, even though a bedroom wall had to be moved to accommodate the staircase!
Moving a Wall? No Problem!
Sometimes additional work such as moving walls is necessary and whilst the effort is always made to avoid such tasks, if it has to be done, it has to be done. But as with everything Bespoke Lofts do, least disruption is guaranteed.
The conversion was completed within the specified 8 weeks.
