LOFT EXTENSIONS: Experts agree the biggest money spinner – and the least disruptive option – is to extend your loft.
COST: The cost depends on the project but Brian Berry of the Federation of Master Builders (fmb.org.uk) says a loft extension will cost about £35,000 in London.

RETURN: Brian says that a loft conversion can add up to 20% to the value of your home. He calculates that investing £60,000 on a loft for a three-bed house worth £600,000 might push its value up to £750,000 – more than doubling your investment.

DISRUPTION: A loft conversion will take two to three months depending on the scale of the project. Kurt Calder of the national Federation of builders says it is the least disruptive option.

PLANNING PERMISSION: Recent changes to planning rules mean many people can extend into their lofts without planning permission, but always check with your local council.

WOW FACTOR: Creating a large master bedroom and en-suite in the loft is the most popular option but wont add a great deal of architectural merit to your property.
